Hello I am needing help I wanting to restore this cubby house for my son it is a bit waterlogged due to being outside can it be fixed by sanding it down and painting it or do I need to do anything else for it?

Yes your sons cubby house looks great and is very fixable lets try make it a bit more water proof to its simple.
1 Any rough timbers just sand them smooth . Sanding block
This step will help you greatly and make your project very nice.
2 Use No more gaps exterior. Use this product with a free plastic nozzles from bunnings and cut the end of at 45 degrees with a sharp knife.
this product goes into a caulking gun Buy about 4 tubes you might need it.
Now squirt this gap filler into every single crack you can find smooth out the gap filler with a wet cloth. Every roof board every wall board inside and out . Once you re paint it the white will go away.
3 Now use a quality external sun proof paints. They mostlly all great. I will let you choose there in bunning paint dept Use a 50 mm paint brush is a good option.

The cubby house appears to be made primarily from solid timber, but the part that has swollen looks like it might be MDF. MDF is not suitable for outdoor use as it’s not weather-resistant. While the paint coating has likely extended its lifespan, once water penetrates it, the MDF swells and begins to deteriorate.
You could try sanding the affected area and repainting it to temporarily improve its appearance and provide some protection. However, for a long-term solution, it’s best to replace the damaged MDF pieces with H3-treated pine, which is specifically designed for external use and is far more durable in outdoor conditions. Once the repairs are done, ensure the entire structure is coated with a high-quality outdoor paint to protect it from future weather exposure. This will give your cubby house a fresh look and help it withstand the elements for years to come.
