How to repair dampness in garage seeping from brick?

We have dampness in garage coming from this corner it looks dry from outside wall no signs of water coming from inside roof even when rains no sounds in wall I had a roofer repair pointing in that section and fixed all broken tiles on roof now showing dampness on a normal dry day used to only show up with bad rain is this rising damp?

 

would I need a plumber or brickie who can diagnose this problem and repair

I would suspect its moisture traveling slooooooowly through the bricks and down to the concrete. It would be something to keep an eye on and maybe write down when it rains and then when the base gets damp. Does the conrete or brickwork feel wet to the touch?

 

Looking again at your photo is that a window frame next to the brick piller? If thats the case then I would say its your likely cuplprit :smile: I had a few months of trying to tarck a water leak down only to find it was a tiny bit that I had missed sealing on a fixed window.

 

Any chance of a photo of the outside (a little further back) and one of inside but further back?

Welcome to the Bunnings Workshop community @wil777. It's great to have you join us, and many thanks for your question about moisture issues.

Some good advice from @Dave-1 there. Could you show us some images of the outside? I suspect this could be water on the ground that is wicking through the mortar under the bottom course of bricks. If it's under the dampcourse line, this could be the issue. Waterproofing that mortar line/brick on the outside of the wall could prevent penetration and resolve the issue.

 

To test this theory, point a hose at the other side of the wall and run it on low for 30 minutes. Check inside to see if the water has penetrated.

There is a window on other side but no water reaches it the roof over hangs past the window we never have rain touching the window out the door on that wall I will go over it next weekend and make sure there is no openings

When it rains water never reaches that area is always dry on the outside it is always protected by the over hang from roof, it does sound right because the waterproofing looks above the couple levels of brick I will try this out with a hose in next couple days

Also there is efflorescence on 2nd row of bricks even though when raining nothing ever touches that area will update more pictures when it rains I have posted few extra thanks heaps

Also when our neighbours built there place we had allot of mice and we took care of it but put these covers in the wheep holes all over the house and anywhere that could not fit the cover I installed this mesh I am pretty sure it was doing it before we installed the mesh but wouldn’t be worth removing it ?

Mmm those weep holes are tightly filled up. They are for venting an area so potentially if there is moisture under the building or in the walls it would have a path to escape via these vents. Not sure if I would say they could be a cause but probarly more along teh lines they help with not allowing things to dry so easily.

Just a thought, but have you put a hose on this spot in the corner? 

 

 

 

It looks like there might be a gap that water could get through.

 

If this is the case, you could try sealing this gap with Selleys 415g Brick And Concrete Sealant to prevent water getting into that cavity and finding its way inside.

Hi I will remove the stuff in wheel holes and try the hose thank you
