How to rectify EPS window sills with no slope?

Hi all,

 

I bought my house a few years ago, the pest and building came back with results saying everything is fine and the wear and tear is expected, but told us to be wary of these cracks of the EPS cladding at the windows. From a recent storm we found out that there's a leak coming coming down through one of our laundry downlight.

 

I initially had a roofing plumber come find the source of the leak and he found it to be from the window, and moss is growing is on the window sill showing that the water is just sitting there. He said all of our window sills have not been built correctly and are leveled instead of sloping outwards and the cracks could be because of no expansion gaps. I will have the cracks caulked to stop further water ingress, but is there anything I can do about the rectifying window sills being built like this or which tradie to speak with? The third picture this is the worst crack we have one of our ground floor windows, I know we can have that patched up, but I'm worried it's just a band-aid fix and will just crack again.

Welcome to the Bunnings Workshop community. It's sensational to have you join us and thanks for sharing your question about your window sill.

 

If you are not ready to have your window sills refurbished, it would be best to cover the edges with caulking to prevent water from entering the interior sections of your wall. However, once you are prepared, I suggest engaging the services of a tradesperson or builder to modify your window sill so that water will not sit in front of your window. Once your window sill is modified, it should greatly reduce the growth of mould and mildew on your window sill.
