How to fix leaking window?

Our windows are leaking after cyclone Alfred. It looks like the water is getting in through the gaps between the window frame and the architrave. From there, it follows the black sheet onto the house frame, soaking the carpet and eventually leaking downstairs. There doesn’t seem to be any house wrap between the exterior wall and the frame either.

Could you please help me determine if my windows have flashing installed? If not, is it possible to retrofit flashing on existing windows What’s the best way to fix these leaks?

Thank you!

Re: How to fix leaking window

Welcome to the Bunnings Workshop community @starcub. It's wonderful to have you join us, and many thanks for your question about sealing a window.

It sounds like the water is getting in around the window frame. You have the black plastic plus course, which is a type of flashing designed to direct water away, but with no sarking in the wall cavity, the moisture it is directing away ends up on the timberwork.

I’d recommend sealing any exterior gaps between the window frame and the wall using Sikaflex 11FC to fix the issue, as this will help prevent water from seeping in. Additionally, you could install a flashing tape at the top of the window extending from the wall onto the frame. This would help divert water away from the top of the frame and reduce the risk of leaks. Alternatively, installing a small aluminium angle profile across the top of the window as a drip ledge could help.

Please let me know if you have any questions.

Thank you Mitchell.

I will apply sealant between the window and wood trim like you suggested. What are the differences between Sikaflex 11FC and this?

Do you think it's worth opening the wood trim and apply sealant under there too?

Thank you.

Re: How to fix leaking window

The Sika product is a polyurethane and the next step up from a silicone @starcub. It's much better for this type of application on joints between substrates.
