How to fix a leaking tin roof?

Hello,  my old corrugated roof is leaking and I can’t afford to replace it at the moment. I want to patch or seal it from inside the roof space. What are the best products for this? Can I buy flexible  membrane patches or paint on something that forms a membrane? Silicone for small holes I guess? Thank you 😊

Re: leaking tin roof

Welcome to the Bunnings Workshop community @gardenannie. It's terrific to have you join us, and many thanks for your question about sealing a leaking roof.

It will always be best to repair a roof on the outside rather than the inside. As a temporary solution, you could use a bitumen-backed flashing tape like this Grunt 50mm x 10m Flashing Tape. You could also use Selleys 315g Roof and Gutter Spray Sealant for pinprick holes over a large surface area. Another option if the holes are more severe would be to use Crommelin 1L Exterior Grade Brushable Waterproofer and the reinforcement tape if required.

As mentioned, all these repairs are best done on the top of the roof as the water hits them and sheds off. If they are done from within the roof, the water can still try to force its way inside. If you do get on the roof, have a read through this helpful guide: How to use ladders safely.

Please let me know if you have any questions.

Re: How to fix a leaking tin roof?

Hi @Jason,

May I clarify my goal to make sure I buy the right gear please; I have an old tin roof with a few nail sized holes here and there, and patches of light surface rust. What I'm looking to do is waterproof the roof, then paint over it.

Am I right in understanding that @MitchellMc's recommendation of the Crommelin Exterior Grade Brushable Waterproofer would take care of this job, and also, do you know of any specialist paints which possess heat reflective properties to help with overall heat reduction of the roofing cavity?

Thanks,

Jason

Re: How to fix a leaking tin roof?

Thanks @Jason,

Howdy @EricL. I'm curious about Dulux Acratex for this job, though I'm unclear if it's just a paint, or if it's a sealant AND a paint? I'd really appreciate your thoughts on this or other options, please

Thanks,

Jason

Re: How to fix a leaking tin roof?

Hi @BoeingFan

Dulux Acratex is actually a coating system. Now there is too much to write about, so I've placed a link at the start that will take you to the information you're after. Now if you are applying this on the roof, you'll need Dulux Acratex Roofing system. This appears to be a roof restoration system and its likely that it will have some form of sealing feature.

However, I suspect that this product is not for D.I.Y. as the website refers to contacting professional applicators. There are more references to it as a render, acrylic texture, elastomeric topcoat and as bespoke finish.

In regards to insulation, I suggest using standard ceiling batts like - Earthwool

If you have any other questions we can help with, please let us know.

Re: How to fix a leaking tin roof?

G'day @EricL ,

OK, understood, thank you. So given that that's a bit beyond my reach at the moment, I'll step back to the outcome I'm trying to achieve as see what you suggest. I have an existing and fairly dated corrugated tin roof, and I've just finished putting Earthwool R5 throughout the ceiling, so now I'd like to apply some kind of waterproofing solution to the entire roof exterior to ensure there are no leaks, and then, unless the waterproofing solution has a tint built into it, give it a coat of paint. I would ideally like to know if you have a paint with any heat reflective properties, otherwise, what would you suggest.

Thanks in advance, and happy new year to yourself and all of the team.

Cheers,

Jason
