Flashing/waterproofong required for undercover patio doors?

Flashing/waterproofong required for undercover patio doors?

We are putting in timber patio doors here. My carpenter said that because this area is undercover that no flashing is required. I just wanted to check whether this is true or not?

we also want to put the door in level with the floor as at some point we might install decking so can go straight out onto it. Does this seem feasible?

Re: Flashing/waterproofong required for undercover patio doors?

Hi @allanskea

Yes, adding any sort of flashing there would look a bit ugly and no water should reach there except on very rare bad weather events so your carpenter is correct.

If you were concerned about water coming in consider adding a weather seal to the door base to close the under-door gap at a later stage. This also won't stop all water if that occurs ever!

Yes, looks like a concrete veranda area it wouldn't be too hard to add a timber frame levelled up with plastic packers so the top timber is dead level with your doorstep and no trip hazard.

Re: Flashing/waterproofong required for undercover patio doors?

Hi @allanskea,

Apologies for the delayed response. I'm glad to see @Jewelleryrescue has already jumped in to help.

As your carpenter has said, due to its location under the patio, there is not really a need for flashing, and if you were to add one, it would be difficult to conceal. Most door flashings that I have seen are installed on timber-framed houses where there is cladding added over the top. With a brick house, I can't see a method of concealing them that would not involve adding a lot of timber to the opening.

From the provided image, I can't see any reason you couldn't have the door level with the flooring, but your carpenter would be the best person to assess the feasibility of this as they can inspect the full project and assess it based on what they see.

Let me know if you have any further questions.

Jacob
