we have a second storey tiled patio that has some cracks in tiles where posts were bolted. water has egressed to timber support posts and joists below and caused dry rot. we intend to replace the bearers and joists, however to stop the leaking can we just seal the tiles somehow? I have heard that expoxy can be used, is that appropriate?

In order to give our members a better idea of how the cracks appear on your tiles, would it be possible for you to post a few pictures of the damaged sections. Once we see its condition, we'll be able to offer recommendations on how to repair it.
There are silicone sealers such as Selleys 410g White Marine Flex Sealant, Selleys 290ml Clear Storm Waterproof Gutter And Roof Sealant and Sika 300ml White Sikaflex 11FC Plus Polyurethane Adhesive Sealant. There is also the CPC 220ml Shower Plug Sealant, but we'll need to see the damage in order for us to give you a better idea of how to seal it.
