I have noticed some stains in my alfresco area after the heavy rain (couple of months ago) and was wondering if the roof in the attached photo requires repointing ?
Roofer 1 quote 3500/- incl Gst
Roofer 2 quote 2300/- incl Gst
both quoted for full roof repointing & giving 7 years warranty.
The house is 8 years old and I bought this 2 years ago but haven’t noticed any dripping yet.

That's some fairly extensive cracking and no doubt water would be penetrating into the roof cavity. It does require re-pointing or, at the very least, having the cracks sealed. Do you happen to know whether you have a layer of sarking under the tiles? If so, its job is to allow any penetrating water to flow out of the roof space.
Although these cracks would let in some amount of moisture, they might not be the only cause of water damage to the eaves. It's best to check for pooling, blockages, and overflow of water from the gutters and ensure they drain adequately. Water overflowing the back of the gutter is another common cause of water entry to the eaves.

I have to agree with those comments made by @MitchellMc. There is definitely signs of water ingress in to the eve's which could be travelling along any of the internal rafters from a cracked tile or pointing. I would get a few quotes on a roof restoration company. Really shop around too. I had a roof restored a few years back and found there was up to a $3K variance.
