How do I fix gap between window and walls?

I've recently bought an old 70s brick apartment. I'm a novice DIYer and have been learning as I go along slowly fixing things up. One of the issues is this big gap between the balcony window/door and the concrete wall. As you can see, previous owner just covered it with masking tape lol. (The brackets are for blinds that I've taken down to get a better look at it). Can I just attach some timber along the length? If so what's the best way to attach it? Thank you in advance! 😊

Hello @heabuch

Welcome to the Bunnings Workshop community. it's sensational to have you join us, and thanks for sharing your question about your window gap.

I suggest removing the masking tape first and inspecting the area for leaks or water damage. If it appears that there are no water leaks or damage in the area, I recommend measuring the size of the gap and installing a piece of pine timber that will cover it. In order to fix it into placer I suggest investigating if the top section of the wall is made of timber. If it is, you can then screw directly into it to hold the timber cover in place. If it is brick or masonry, it will be necessary to use wall plugs. The final steps will be to prime the timber cover and use a topcoat that is similar to your wall colour.

Should tiny gaps appear between the wall and the timber cover because of wall or timber imperfections, I suggest putting a bead of silicone such as Selleys 475g No More Gaps Interior Multipurpose Gap Filler to cover it up.

The final steps will be to prime the timber cover and use a topcoat that is similar to your wall colour.

Let me call on our experienced members @Dave-1 and @Nailbag for their recommendation.

Re: How do I fix gap between window and walls?

Hi @heabuch

Before starting any repairs, I would be first investigating what caused the timber to essentially fall apart. This could be rot from water ingress leaking from above, which could be causing other internal damage. Or possibly termites. Did you get a pest inspection prior to purchase?

My first point of call would be to contact a water leak specialist to scan the wall and check if there is any water ingress so it can be rectified or ruled out. Once this is done, and you're happy that its not termites or another cause, then follow @EricL induction to replace the trim.

Re: How do I fix gap between window and walls?

Good Evening @heabuch

I am thinking along the same lines as @Nailbag and @EricL in investigating what started the issue in the first place. Is there any degradation of the base of the doorway/window? Is there a lintel above the door? Something caused the gap and putting a patch over it may mean you are back to square one sometime soon.

When the issue has been worked out then I would be following @EricL's steps to cover the area.
